chevron_rightWhat restrictions or limitations are there on purchasing a home in Harrogate? HNCA is legally established as an age-qualified community. This requires that at least 80% of the homes be occupied by at least one person 55 years of age or older. Occupancy by families with children younger than 18 years of age is prohibited. Children under 18 may visit with residents and are permitted overnight stays not exceeding a cumulative total of 90 days in any calendar year.

chevron_rightWhat recreation opportunities are available in the surrounding area? White Clay Creek State Park is easily accessible with miles of wooded trails and streams. Workout facilities in the area include the Hockessin Athletic Club and Kennett YMCA. Numerous public and private golf courses are nearby.Looking for something a little different? Why not watch a polo match at the Brandywine Polo Club (www.brandywinepolo.com), attend an airshow or learn to fly at the New Garden flying field (www.newgardenflyingfield.com), visit a farmers market or orchard, visit a historical battlefield (www.brandywinebattlefield.org) or Longwood Gardens (www.longwoodgardens.org).
We are located less than an hour from Philadelphia, and an easy drive to Baltimore, Washington DC and New York City. Within two hours, you can reach the Delaware beaches, Jersey shore and Pocono Mountains. -

chevron_rightWhere can I pick up my US Postal Service mail? Mailboxes for the community are located in the lobby of the clubhouse. Your mailbox number corresponds to your house number.

chevron_rightWhat does the HNCA control? The Harrogate North Condominium Association (HNCA) oversees the facilities including 55.7 acres of common area owned by the community. The common areas include the clubhouse, clubhouse parking lot, open space, conservation area, common area landscaping, curbing, driveway aprons, roads, sidewalks, stormwater system, trees, and walking trails.Each unit owner is automatically a member of the HNCA. The HNCA Executive Board consists of five elected members and oversees the operations and funding of the Association. They are assisted by a professional Property Manager with accounting and administrative services.

chevron_rightWhat services do my monthly dues include? Each unit owner is required to pay monthly dues to cover budgeted HNCA expenses including maintenance costs for the Clubhouse and Common Areas. The dues also cover the costs for community provided services. Community services include lawn mowing, fertilization and weed control, mulching, shrub pruning, trash collection, road maintenance, and snow clearing.

chevron_rightWhat improvements or changes to my home exterior require prior approval of the HNCA (Updated) Any modifications to the exterior of your unit or yard require written approval from the Architectural Review Committee (ARC) and the Board before work is contracted or started. This includes items such as storm doors, awnings, and landscaping changes. Standard maintenance—like painting, gutter replacement, or roof repairs—does not require approval provided the color and style remain unchanged. chevron_rightHow are violations of the Deeds and Restrictions and Architectural Guidelines handled? The HNCA Board will coordinate with the Property Manager to alert residents of violations. Violations are to be addressed in a timely manner. While not common, the Board may assess fines for repeated violations.

chevron_rightWhat responsibilities do Unit Owners have for maintenance? Maintenance on home exteriors including roofs, stucco, siding, patios, decks, driveways, front walks and porches are the owners’ responsibility. Items that typically require periodic maintenance include power washing of siding to remove dirt and mold, painting of shutters, front doors and foundations, and repairs to exterior light fixtures. Landscape beds around the Unit are maintained by the Association including mulching, weeding and trimming. However, replacement of plants, shrubs and trees in the beds is the responsibility of the Unit Owner.All maintenance of the home interior is the responsibility of the homeowner.
